How much does it cost to furnish a home?

Room by room, across Europe, with what you already own taken off.

Furnishing cost guide01

What does it actually cost
to furnish a home?

Add the rooms you are furnishing, tell it where the home is and what you already own, and it gives you a realistic range broken down by category. It is a guide to what to expect rather than a quote, and it covers furniture and finishes you buy, not building work or design fees.

Ranges are indicative and based on what we typically specify. Figures are retail prices as consumers see them, including VAT at local rates. What you actually spend depends on what you choose and how much you keep.

Two things worth knowing about these numbers.

The proportions surprise people more than the totals. Window treatments and lighting routinely take a larger share than expected and the sofa a smaller one, which is why a budget planned around the big pieces alone tends to run out near the end.

Every figure here is retail. Where we handle the buying we act as your agent rather than reselling to you, so our trade discounts come off these numbers in full rather than being kept by us. You do not need to hire us as designers to use them. Buying is a stand-alone service, and plenty of clients arrive with a list they put together themselves or one from another designer. There is more on how it works below, and in full on the furniture concierge page.

You do not need to hire us as designers
to buy through us.

The numbers above are retail. Trade discounts across our network run from around 5% to 40% depending on the supplier, and they are available to you whether we designed your rooms, another designer did, or you worked the whole thing out yourself over a few weekends. Procurement is a stand-alone service. Plenty of clients arrive with a list they have already put together and simply want the ordering handled.

There is no design fee attached to it and no obligation once you have seen the numbers. You send a list, we tell you what we can source, what carries a discount and what you are better off buying direct, and you decide.

No design work required

Send a list from anywhere: your own research, another studio's specification, or a spreadsheet you have been adding to since the move was confirmed. We price what is on it rather than trying to redesign it.

Every invoice is in your name

We order as your agent rather than buying and reselling to you, so each purchase invoice is raised in your name. The warranty sits between you and the supplier directly, which matters most on the day a mechanism fails two years from now, in a country where you may not speak the language.

Two numbers, not one

Your proposal shows what the goods cost and what we charge to manage them, separately, with the discount itemised on every piece alongside VAT and delivery. A single blended price looks identical whether a studio is passing the discount on or keeping it.

Where to go from here
You have a list already, however you came by it Send it to us through the contact page, with links or model names where you have them. We come back with availability, lead times, the discount on each item and delivery costs, set against our fee.
You want to know what the buying service costs before you commit The fee is built from four things: a base fee, a fee per item, a fee per supplier and a fee on the order value. Put your own numbers into the procurement calculator and it will show you all four before you speak to anybody.
You want to check a brand is in the network first We hold trade accounts across a wide range of European and international brands and you can see the shape of the network on the supplier network page. Not every brand carries an account, and not every account carries a discount worth having.
You want it all to arrive on one day rather than over six weeks That is an add-on covering storage, single-day delivery and assembly of most items. It changes where things ship to from the first order onwards, so it has to be agreed at the start rather than added later.
You only have a budget so far, not a list That is the more common starting point and it is what the calculator above is for. If you want the scheme itself as well, that is where an interior design package comes in, and procurement picks up from the shopping list it produces.
You want the order to spend it in, not just the total The calculator gives you a range. What it will not tell you is the sequence, and a scheme that runs out near the end almost always got that wrong rather than the total. The Interior Design Handbook is the eleven-chapter version of the order a designer works in: what to settle before anything else, a budget that survives contact with reality at ten per cent contingency and fifteen for an older property, then layout, then colour, light and furniture. Ninety centimetres for a main walkway, two thirds of the sofa's length for a coffee table, 2700K in living spaces. The numbers sit in tables rather than paragraphs.
Common questions03
How much does it cost to furnish a home in Europe?

It depends on how many rooms, how large they are, which country you are buying in and what level you are shopping at, which is why this calculator asks all four. Add your rooms and it produces an indicative retail range broken down by category, so you can see where the money actually goes rather than only what the total is.

Are these figures a quote?

No. They are indicative retail ranges based on what we typically specify, intended to set expectations. Figures are retail prices as consumers see them, including VAT at local rates. What you actually spend depends on what you choose and how much of your existing furniture you keep.

Why does the country I choose change the total?

The same piece does not cost the same across Europe. Local VAT rates differ, distribution and shipping differ, and which brands are sold as domestic rather than imported differs. The country setting adjusts the estimate towards the market you are actually buying in rather than pretending Europe is one price.

Does this include design fees or building work?

No. It covers the furniture and finishes you buy. Design fees are published separately per room, and building work is quoted by your contractor.

The building work is the part I cannot size. Where do I start?

With which of it comes back, which is a different question from what it costs. Maximising Your Renovation Investment separates work that adds value from work that adds saleability and work that simply makes a house better to live in, all three being legitimate reasons to spend. It covers why a valuer ignores your invoices, since value is set by comparison rather than by cost, and the ceiling price on every street above which buyers will not go whatever you do. There is a fifteen-minute exercise using published sold price data that tells you the most your work could ever add, before you commit anything. We are designers rather than valuers, and the guide says so: the figures are typical ranges from published research, there to sanity-check a quote rather than forecast your own outcome.

What if I already own some of the furniture?

Open the already own list on any room and tap the categories you are keeping. They are removed from the estimate, which usually changes the total considerably. This matters more on a move within Europe than people expect, because what survives the move is rarely what you assumed at the planning stage.

Do I need to hire you as designers to get your trade discounts?

No. Procurement is a stand-alone service. Send us a list you have put together yourself, or one another designer produced, and we will price the procurement on it. We order as your agent rather than buying and reselling to you, so every invoice is raised in your name and one hundred per cent of the trade discount reaches you.

What difference do your trade discounts make?

Discounts run from around 5% to 40% depending on the supplier, and they vary enough that an average is close to meaningless. So we itemise: your proposal shows the discount applied to each piece and what it saves against normal retail, alongside VAT and delivery, before you commit to anything. Our procurement fee is shown separately rather than folded into the goods price. Where the honest answer is that you should buy something directly yourself, we will say so.

What does it cost to furnish a home office?

More than most people budget for, because an office is not a desk and a chair. The calculator breaks a home office into thirteen categories including storage and filing, desk equipment such as a monitor arm and riser, cable management and power, separate task and ambient lighting, acoustic treatment, and window treatments doing glare control on a screen rather than privacy. Add the room and mark what you already own to see a range for your own case.

Which countries can you deliver to?

Anywhere in Europe, subject to what each supplier will ship. Some brands restrict which countries they deliver to, and that is one of the things we check before you approve an order rather than after you have paid for it.

Do I have to give my email to use the calculator?

No. Nothing is collected and nothing is stored. Use it as often as you like.

Send us the list, whoever wrote it.

We come back with availability, lead times, trade pricing and the discount on every line, set against our fee, before you commit to anything. Nothing is ordered until you have seen the final numbers and agreed to them.
