Industrial Loft
A loft look, without
losing the light.
A two-bedroom, two-bathroom apartment over two levels, with a balcony off the upstairs room. The owner wanted it modern and industrial, with the feel of a New York loft and black matte finishes throughout.
He was just as clear on one condition: the flat had to stay full of light. Dark finishes and plenty of daylight pull in opposite directions, and holding both was the real brief.
Almost everything,
in one go.
The scope covered most of the flat: a new kitchen, a new main bathroom and en-suite, new floors and internal doors throughout, updated external windows, redecoration, and a refreshed balcony off the upstairs room.
Running through all of it was storage. Two bedrooms and two bathrooms needed clever solutions that would keep the clean industrial lines intact rather than cluttering them.
Concept boards first,
then the build.
We started by putting the owner’s ideas and our designer’s side by side in concept boards, then built a reference board for each room so the style of every space was agreed before anything was drawn.
- Full designs for the key rooms. The kitchen, master bedroom, main bathroom and en-suite shower were each designed in full, carrying the black matte industrial look through the flat.
- Lighting designed, not added. A dedicated lighting design for the master bedroom, dining room and kitchen, so the dark finishes read as a choice rather than a gloom.
- Consultancy for everything else. The remaining areas were handled through design consultancy, so every room matched without paying for full designs where they were not needed.
- Storage built into the plan. Clever storage for both bedrooms and both bathrooms, so the clean lines of the scheme survive everyday life.
Black matte finishes absorb light. Planning the lighting alongside the design for the rooms that mattered most is what let the flat keep its loft character and still feel bright.
How this project ran.
Full room designs for the kitchen, master bedroom, main bathroom and en-suite, a lighting design for the main rooms, and design consultancy for the other areas. The designs were built as specified by one of our approved contractors, with our design consultation and management running through the whole project.
